Tema Metropolitan Area (TMA) is located 25 kilometers east of Accra, with a population of 402, 637. The city of Tema itself has a population of 160,939 and shares boundaries on the North East with the Dagme West District (DWD) (pop.122, 836), Southwest by Ledzekuku Krowor Municipal (pop. 227,932), Northwest by Adenta Municipal (pop. 78,215) and the Ga East Municipal (GEMA) (pop. 259,668), North by the Akuapim South District (pop. 116,346) and the south by the Gulf of Guinea. The Ashaiman Municipal (pop. 190,972) is within the TMA.
Despite its close proximity to Accra, Tema is very much its own city. It is now a major trading center, home to an oil refinery and numerous factories, and is linked to Accra by a highway and railway. Tema is one of Ghana’s two deep seaports, the other being Sekondi-Takoradi.
Tema does not yet have modern shopping facilities and given the consumer demand and lack of shopping options within the area, coupled with the strategic location of the Tema General Hospital, we expect the site to be a strong trading area for tenants.
